8 Court Sq. is a 157 units luxury residential tower by Werwaiss Properties and Rose Associates, anchored in the industrial heart of Long Island City, Queens. Designed as a quiet act of confidence in a neighborhood still finding its voice, this all-day residence moves effortlessly from morning stillness to evening warmth — inviting its residents into a world where raw materiality and refined living are no longer in conflict.
Saguez & Dash looked to the neighborhood itself — its brick, its steel, its industrial bones — as the starting point for an FF&E program built on contrast and intention. Emerald velvet against cognac leather. Blackened steel beside natural oak. A striped rug anchoring a double-height lounge that feels more like a private club than a residential amenity.
Three model units, each designed around a specific resident and a specific life. Nearly 14,000 square feet of amenity spaces designed with the same attention to detail as the units themselves. A building that takes its context seriously — and its residents even more so.
Custom cabinetry in warm oak. A solid surface communal table that seatstwelve. Pendants that know when the meeting ends and the dinner begins. Patterns on carpets and ceiling are echoing the elevated train structures. A darkened room, a blue felt table, and walls that tell the story of the neighborhood. Next door, a screen big enough to believe you’re somewhere else entirely.
Relax on freshly mown lawn, gaze up at the sky, grill an evening feast. Grass underfoot, lavender planters, Manhattan on the horizon, and nothing between them but time…
